Entrance Fees, Monthly Fees and Rate Increases Understanding Costs at Continuing Care Retirement Communities

As an older adult, you have many choices when it comes to where you will live during your retirement years. One choice that has increased in popularity are Continuing Care Retirement Communities (CCRC). CCRCs offer you the opportunity to live at the same community throughout your retirement years, even as your health needs may change.

Cornwall Manor offer three levels of care (independent living, personal care and skilled nursing care) all on one in location. Many adults enter a CCRC and live independently in a house or apartment on our Buckingham or Woods Campus. A wide variety of services and amenities are available to residents like an onsite Visiting Physicians Office with pharmacy services, maintenance-free living, security, housekeeping (for apartment residents), wellness opportunities, activities, social and pastoral services, shopping, dining and much more. If your health needs change, Cornwall Manor offers access to personal or skilled nursing care, which are both available right on our Buckingham Campus.

Cost is a large factor when deciding if a CCRC is right for you. It is important to know what all of the costs are, what they include and what future costs you will be responsible for.

Entrance Fees

The entrance fee is a one-time fee you pay to live in a community and it grants you access to everything offered at Cornwall Manor, including higher levels of care if you need it. The amount of the entrance fee will vary based on the type of housing selected and type of contract you sign.

Cornwall Manor offers two types of entrance fee plans:

  • The Traditional Plan allows for a lower capital outlay and is reduced at a rate of 2% a month for fifty (50) months. After 50 months, there is no refund.
  • The Asset Preservation Plan allows for 50% of the entrance fee to be credited for future health care, if needed, or would be returned to the estate. (Include link to ABCs of Asset Preservation)

Monthly Fees

Once you become part of Cornwall Manor, you will pay a monthly fee which provides a service package including utilities (including heat, water), general property taxes, interior and exterior maintenance, security, emergency response system, transportation, housekeeping (in apartments), use of fitness center and pool as well as many other amenities and services. When comparing CCRCs, make sure you understand what is covered by the monthly fee and what expenses will be additional.

Rate Increases

Another factor to consider are annual rate increases. As cost of living increases, many CCRCs will apply an annual rate increase to cover those costs. When researching CCRCs, you should ask for a breakdown of what the rate increases have been over the last several years. As you can see from the chart below, Cornwall Manor’s annual rate increases are well below the national average.
